Congratulations on the first step of buying a home! As experienced Real Estate Agents, we can assist you through the entire process of buying a home, starting with the mortgage and continuing right through closing – and beyond. We know that purchasing a home is one of the largest investments you will ever make, and we are dedicated to making this experience as smooth and successful as possible.

1. Get Pre-approved for a Loan

The Dror Team will connect you with our Professional Lending Partner Jim Barnett (Supreme Lending) who will assist you with all your lending needs.

2. Determine Which Areas You are Interested in Living

Once the lender has given you a Pre-Qual we can get you set up on the Multiple Listing Service (MLS) with a login and custom home search. At this time, we will need to know your criteria of where you want to live. You may have a general idea, but if you would like our input, go ahead and ask! We are familiar with many of the areas in and around the Phoenix area, and can help determine which would be a good fit for you!

3. Determine which Amenities and Features Are a Necessity

At this time, we will need to know your criteria, like bedrooms, bathrooms, size of home and yard, pool, age of home, garage, etc. You will give us a list of all your wants and needs so we can complete your portal. The search can be changed at any time.

Other items to consider: Would you prefer a newer home or an older one with established landscaping? Would you like a single level or two story home. Which features would you be willing to give up if you were to find the otherwise perfect home?

4. Now we can begin seriously looking at homes!

Once your portal is Active, you can save homes as favorites or possibilities or delete the ones you don’t want. When you are ready to schedule a day to go and view homes, you can send us the MLS #’s of the listings that interest you and we will then prepare a route, set appointments as necessary and get lockbox and gates codes.

5. Book a showing

After you have communicated the addresses you want to check out, we will have a showing book prepared for you with information you will want to review (maps, contracts, contact info, etc.) along with all the listings we will go and visit. You will want to take good notes as at the end of the day, all the houses you viewed will mesh into one. What are your likes and dislikes? Narrow down your choices; revisit homes in which you’re interested. See them at different times of the day.

Look at homes with a critical eye – does the floor plan work for you? Is the property in good condition? Would it be right for your lifestyle? In short, can you imagine yourself and your family living there? If the answer is yes… we may have just found your new home!

6. Make an Offer

When you’ve identified the home you want to buy, be ready to help us prepare a written offer quickly. We are familiar with market values and will help you arrive at a price that gives your offer the best chance of being accepted.

At this stage, try not to become emotionally attached to a home. Your offer may not be accepted for any number of reasons. Have backup homes in mind. Be prepared to negotiate and we will help you through this process.

7. Once the offer is accepted, choose a home inspector

Once your offer is accepted, you’ll be asked to submit an earnest money deposit that is usually only refundable the first 10 days (our inspection period).

We will assist you with choosing a home inspector that will professionally inspect the property, and if necessary, request repairs. Once we review the inspection report, if you want to request repairs, we have to provide a written request on the BINSR (Buyer Inspection Report Seller Response).

8. The Final Details

The Dror Team will remind you of all the final details needed prior to closing on your home. For example, you will need to obtain homeowner’s insurance.

We will be sending you home warranty brochures where you can choose the company and the plan you want and we will get that ordered. Home warranties are so important, especially in Arizona where having a working A/C is a MUST.

About a week before closing you will want to contact the local utility companies (phone, water, electricity, etc.) and have them switched into your name and a few days before closing, we will do a walk-through of the home.

You will also want to obtain a cashier’s check for the down payment, as well as for any closing costs. We will be accompanying you to title for the signing so if there are any questions or issues, we will help get them resolved.

9. Closing

Make sure the terms and conditions of the loan statement are correct and carefully read everything before you sign. In Arizona, we typically sign 3 days prior to closing and once recorded, the title will let us know and we will contact you so we can meet and present you with the keys.

We are up-to-date on critical processes and can help keep you out of trouble. We can also help you get your home sold at the best price in the right time frame. Equally as important, we add objectivity to an inherently emotional transaction: the sale of your home.

Before Your Home Is Listed

It’s important to have your home in good showing condition before buyers start going through it.

 

  1. Touch up interior and exterior paint as needed.
  2. Install new carpeting and flooring if it appears worn or dated.
  3. Make sure the front is clean and spruced up – curb appeal will create a favorable first impression.
  4. Trim bushes and plants as needed.
  5. Keep the interior clean. Remove any clutter and odors from the home. Eliminate evidence of pets.
  6. Minimize personal items such as family photos. You want buyers to see your house as their HOME.
  7. Consider putting excess furniture and belongings in storage. Now’s the time to clean out the garage and basement and sell, give away or throw away items you don’t need anymore.
  8. Consider having a pre-listing inspection performed. Buyers will be hiring professional inspectors; here’s your chance to address problems in advance.

During the Listing Period

While your house is on the market, there are many things you can do in order to prepare for the upcoming showings.

 

  1. It is best to try and make yourself absent when potential buyers are visiting your home.
  2. Just as important, you will need to be flexible and make the house accessible for showings.
  3. As your agent, we are here to work for you and get you the best price. Sometimes offers are made that are not exactly the price you may have hoped for; it is best not to reject them right away. We will discuss them and there are several ways to negotiate.
  4. There are also times where we get a showing with only a few or even no offers, and you may have to consider dropping the price or even stage the house differently.
  5. Don’t get discouraged! In buyer’s markets, homes take longer to sell than during boom times.
  6. Once your home goes under contract, we will be here to make sure the transaction runs smoothly.

Desiree has resided in Arizona for over 18 years. She is a graduate from NAU (Northern Arizona University). She has a Masters in Counseling and has several years of Administrative Real Estate Assistant Experience.

I moved to Glendale, Arizona in 1996 when my family decided to head west from Ohio. I fell in love with the state: the weather, the close proximity to snow and sand, and the well planned infrastructure. I graduated from Arizona State University in 2010 with a BS in Global Business with a concentration in Marketing. I got married to my best friend, Joseph, in 2014 and we put our roots down in Peoria, Az.
